How much does it cost to fix a leaning fence?

Count the posts that move. One or two loose posts is a standard repair in the table above. When most of a run is leaning, replacing that run costs less than resetting post after post. On a hillside, check the posts at the bottom of the slope first, since they carry the most push.

Why is my fence leaning, and can it be fixed without replacing it?

Around Akron there are three usual causes. Frost lifts footings that are too shallow. Wood posts rot where they enter the soil. And on a slope the ground itself moves slowly downhill and takes a weak post with it. A lean can very often be fixed without a new fence. We put in new posts at the right depth and reattach the rails and boards you already have, as long as they are sound.

How much does it cost to replace a rotted fence post?

One or two posts normally falls in the $300 to $900 standard range on national figures. The work is digging out the old post and its concrete, setting a new post below frost depth and fixing the rails back on. Cobbles, a thick root or a very large old footing make it slower.

My gate sags and will not latch. Repair or replace?

Repair is the usual answer. When a gate sags, look at three things: the hinge post, the hinges and the gate frame. If the post has tipped, it is reset. If the frame has dropped out of square, a diagonal brace or cable pulls it back. Then the latch is moved to meet it. Replace the gate only when its frame is rotted or bent beyond truing.

Yes. That is frost heave. Water in the soil freezes onto the side of the footing and jacks it up, and loose soil drops into the space below, so the post cannot settle again in spring. Driving it back down does not work for long. The post and footing come out and a new footing goes in deeper than the frost reaches, with straight sides the ice cannot grip as easily.

My fence line goes wavy every winter. Is it the soil or a bad installation?

The soil causes it and the installation allows it. Akron's clay till holds water and heaves. A fence can still stay straight in it when every post goes below the frost and has drainage at the base. If your line is wavy every spring, the posts are too shallow or of uneven depth. Resetting them properly is the fix.

A branch bent my aluminum fence. Do I need a whole new panel?

Not always. Some aluminum fence is put together from separate rails and pickets, and we can change only the bent parts. Welded and pre-assembled panels are replaced as a unit. A photo is usually enough for us to tell which kind you have and whether a matching panel is still made.
